Should you do a presale home inspection if you’re selling your home? In the past couple of years, sellers have moved away from doing presale home inspections because there have been multiple offers. However, now that the market has shifted, multiple offers are starting to go away, making it imperative that we talk to our potential sellers about doing a presale home inspection.


A lot of them are unsure if they want to do it but it’s so important to know what the issues are before you put the house on the market. This way, you can determine whether you want to fix the issues or disclose them and adjust the pricing accordingly. If you know the issue and want to fix it, it might be a $500 fix. However, if a buyer sees that same issue, that could be a $5,000 fix in their mind. You’ll have to negotiate, and maybe they’ll walk away altogether. Whereas, if you find out about it ahead of time, you can make the corrections and then disclose that everything's been taken care of. This gives your buyers a better sense of the home.

In a typical transaction, there are multiple times when we have to negotiate the price—Inspections are one of the biggest ones. If we can get the buyer to waive the inspection because you've already done a presale home inspection, that would lead to less time that you have to negotiate, meaning you can net more money in your pocket at the end of the day.
